Please read the following policies. If you feel you meet the qualification guidelines, please submit an application. We only process one application at a time, and in the order they are received. Incomplete applications will not be considered.
Applicants:
- Each person 18 years of age and older must complete an application and only those applicants may reside in the property.
- If a co-signer is necessary, the co-signer must complete a full application. Having a co-signer is not normal policy and is subject to our approval or denial.
Processing Fees:
- There is a $35.00 non-refundable processing fee for each applicant. Personal checks will not be accepted. Money Orders or Cashier Checks only will be accepted.
Credit Criteria:
- We will obtain a credit report for each applicant and co-signer. Reports supplied by applicants will not be accepted.
Income Criteria:
- Applicant’s gross monthly income must be three (3) times the monthly rent.
- Income will be verified by the employers HR department or, the prior month’s pay stub, to be provided with the application.
- Self-employed applicants must provide their most recent tax return and 3 month’s bank statements.
- Unverifiable income will not be considered.
Identification:
- Photo ID's must be provided at the time the lease application is submitted.
Criminal Check:
- A criminal background check will be run on every applicant. Review the attached list of offenses that are cause for rejection.
Condition of Move-In:
- All utility accounts must be transferred into the residents’ name as of the date of possession. We will have cancelled all utility service by the move in date.
- Security and Pet Deposits will be paid at the time of lease signing. Only Cashier Check, Money Orders, or cash will be accepted. (Some homes do not accept pets.)
If, after reading the above and reviewing our Pet and Criminal Background policy, you consider yourself qualified under these guidelines, please follow these instructions:
We will not process your application without the correct funds and all documentation being submitted together.
The application must be complete and legible. Each person 18 and older must submit a separate application. Emancipated minors must fill out an application. Only one person per application.
We require one application per person, married or not. The $35 application fee is non-refundable.
Valid phone numbers must be provided to verify all employment and income.
Landlord information must be complete and a daytime phone number supplied for the past two years of rental verification.
You may bring the completed application to our office at any time. If no one is there, you may slip it in the mail drop to the left of our door (suite 160). Please insure that your application is in an envelope (with a money order or cashiers check) and payable to 1st Choice Property Management.
Once we notify you that your application has been approved, you will have three business days to bring the full Security Deposit to our office and for all applicants to sign the lease. This is done by appointment and will take 45 to 90 minutes.
